COMPARTIVE MARKET ANALYSIS-is a market evaluation of your home that will help determine its current market value and a realistic listing price. The analysis is a package that assesses three main areas:
1 - HOMES THAT ARE FOR SALE IN YOUR AREA
I will include several pages of competitive listings that are currently on the market in your area. They will be homes who have a similar type, location, and community to your home. And although each home varies from one to another, we will determine which listings are your "best" competition.
2 - HOMES THAT RECENTLY SOLD IN YOUR AREA
Regardless of what people may ask for their homes, the only true test of value is the price at which a home actually sold. We will look at properties that have been recently sold to show what people have been willing to pay in today's market. The properties will be similar to your home and will help to determine a listing price for your home.
3 - PROPERTIES THAT DID NOT SELL
