Although each real estate purchase is unique , here are some general guidelines that will help you
STEP ONE- 'WHAT IS YOUR DREAM HOME'
The first thing people usually think about is finding their "dream home" List what kind of home you'd like and where you would like to live.Be specific. Separate the "must haves" from the "want to haves."
Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community , neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes are you willing to commute to work.
Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Consider how long you expect to live in this particular home.
STEP TWO 'GETTING PRE QUALIFIED FOR A MORTGAGE'
The next step in the purchasing process is to get pre-qualified with a bank or mortgage company. This can be done over the phone or even online in a matter of minutes.Most banks, trust companies and credit unions will pre-approve you for a maximum mortgage amount without having a home in mind. Armed with this information, you'll know exactly what your price range is and you can begin the search for your dream home.

STEP THREE 'SEARCHING FOR YOUR DREAM HOME'
Once you have decided what you are looking for in your new home, and you know exactly how much you qualify for, we will view properties that best meet your needs . I will arrange the house showings during times that are most convenient for you and as per your schedule.I will watch the market and keep you constantly updated with new listings that suit your requirements.
STEP FOUR 'MAKING AN OFFER'
So you found the perfect home! ,then comes the important step of writing an offer. I will help write the offer with the appropriate subject conditions (like financing, inspection,title search, property disclosure ,strata documents, etc.). I will provide you with sale prices of other comparable properties that help in knowing the market value of similar properties in that area. I will present your offer to the Seller and help and help negotiate the best possible price and get your offer accepted.
STEP FIVE ' CHECKING DOCUMENTS AND INSPECTION OF PROPERTY'
Your offer was accepted,I will now help check all documents of the house, title search, property disclosure, survey and be there at property inspection. Then when you have removed all the subject conditions , a deposit of at least 5% is normally held in TRUST inaccordance with the Real Estate Act. This amount forms part of the purchase price upon Completion. Completion is typically 60-90 days but could be done earlier.You will then need either lawyer or a notary public , where you will sign legal documents and the title of the property is transfered and registered in your name
